This property is selling 'As Is, Where Is' with no warranties or guarantees, property is selling via the approval of the City of Ponchatoula with a 10% Down Deposit due on the day of the auction and a thirty closing. ( You must be able to provide the 10% down on the day of the auction ).

Auction Information:

Henderson Auctions will sell Lot 1-1st, we will hold the bid and sell Lot 2, we will hold the bid, then we will combine Lots 1 & 2 (Lot 3) and if the total is higher than the individual sold prices of Lot 1 & 2 it will go to the Lot 3 bidder. This gives the buyer's that only want the mobile or the land the opportunity to bid but if a buyer wants the land and mobile home their total bid has to be higher than the individual bids on Lots 1 & 2. Terms of the Auction:

Buyer's Premium: 10% on the hammer price. ( Example if you purchase the property for a $45,000 hammer price the total price written on the purchase agreement will be $49,500. A ten percent deposit is due on the day of the auction (example: $4,950 - this deposit is non-refundable) with a thirty day closing.

Full settlement is due on the day of sale: Cash, Wire Transfer, Cashier’s Check/Money Order, Personal/ Business Check with bank letter of guarantee-accepted payments (Click Here for an example of a Bank Letter of Guarantee). Visa, Mastercard, Discover, American Express (3% Fee Applies to Credit Card Purchases). Sales Tax Applied when applicable.

An email notification will be sent to you confirming that we have received your Proxy Bid. The seller and other bidders will never know the amount of this bid.
