metal building need your opinion

ok every one i know probly more than 50 % of yall own a metal building or shop or steel building, im looking at building one my self. i want to make a small house out of one side of it and the rest a big shop, any suggestions? whos a good company to go with? best prices? what are the cheapest ways to build them, pros and cons, picures could help. im located in lafayete so whats the best near here???

Haven't used them myself BUT I have heard some good stuff about these. MY biggest suggestion to you is(IF you have the room to put it) BUILD IT AT LEAST 10x12 or 10x16 LARGER than you think you need! As with mine and with many others they ALWAYS end up being too small! You will add something to the inside you didn't originally plan on!It is easier to do it in the beginning than adding on after the fact! Best of luck!

Mueller
Mueller has the best buildings hands down. (I do not work or have affiliation with them). The prices are slightly higher than others but that is because you get more metal. Mine did not leak a drop during the hurricane. I bought mine from Chris at Port Allen office. Great people to deal with. Very good looking building also. I got the 30 x 40 with 14 ft side walls and built a deck on back end. Storage on top with closed in a/c on bottom. Perfect.

I had the same idea, and quickly decided against it. It is very hard to insure a metal shop as a home. you will end up spending more money finishing the inside as the house than it will cost you to buid a small house the same size. and in the end all you have is a metal shop that you can't use because theres a house inside of it.

I'm just finishing building my shop 30x60. I used 4.5 inch pipe as my frame. I used Mueller out of Port Allen for the sheet metal and purlin. And Overhead door company out of Broussard for the doors. spend the money on a slated door. Dont buy the single sheet doors, they are junk.

Metal Buildings
I bought a 30 X 60 foot package with a 14 foot eave height back in 1999 and erected it myself. I bought it from Southern Structure in Youngsville. I believe Southern is out of business now but I believe another company is in operation in their place, check with them as they are close to you. I believe steel is down right now and you may be able to save on shipping. Check locally to see if they are good company. Get some good roof vents and insulate. If you build it yourself have spud wrenches and impacts onsite if possible. You can basically design your building like a house, do some research there are some nice places out there. If you build a building with a higher eave height you can deck above your living area and use for storage. Also, if possible, have an overhead door on each end of your shop area for good cross ventilation. Also, all your area does not have to be under the main structure and roof, consider lean to configuration to cut down cost. If you frame your living area with 8 foot wall studs at least vault the living room area to open it up a little. As I type this I am currently designing a house in a metal building to build at a lake in Louisiana. Good luck.

I wanted to add to the other post about insuring that type of building. Happened to a friend of mine, couldn't get a home owner's policy on it.

...I've had three smaller one's over the years...when you THINK you have a competitive price "divide cost into sq.ft."...some shells are higher than downtown commercial property footage...then, they get 'ya on gauge,flooring and hardware differences...seen a guy in Tangipahoa jack-up his price 30% then advertise's 15% discount ???...cheers

Metal Building
I have a friend who built a 50x100. The actual building is 50x75 with a 25' front porch on it. He inclosed a quarter of it for living quarters and stayed in it untill he built his house and now he has a guest house also. He got the shop for about 26 grand from a guy out of Mississippi and has about 7 grand tied up in the living quarters and had no problem insuring it. I just purchased a piece of land and I'm going to do the same. I called Mueller in Port Allen and they gave me a quote around 34 grand.

Insurance
I called my agent with Farm Bureau and he indicated you can't get a conventional home policy but you can get a named peril policy such as a fire policy. You can also cover your contents.

I shopped a bit and chose Custom Metal Buildings in Carencro for my RV shed/shop combo. The materials were better than most, strong posts, very strong. I had it put up just before Gustav and no troubles at all.

A good friend of mine did just that here in Arkansas, the insurance company insured it at first then dropped him a few months later....every insurance company he checks with refuses to insure it due to 'type of construction'....I don't even know what that means and Arkansas doesn't have the FAIR plans....better do some in depth research on it first.
