Located about halfway between Crowville and Delhi in the north part of Franklin Parish, this 200+/- acre tract is a mix of income producing CRP and sloughs and mature timber that has recently been select cut. This tract would make a great family hunting place. There are two large food plots in the CRP and the trees are approximately 15+/- years old and it won?t be too long before they start producing acorns. There is 108.03 acres currently enrolled in CRP and the remainder is in sloughs and timber. The recent select cut in the timber will allow for browse to grow and thicken up which will help the already great deer hunting and there is still plenty of trees left for the squirrel hunter also. The sloughs should have some good duck hunting if the ducks are down and should be great for wood ducks. This property has great access and includes a nice 1.5+/- acre campsite/homesite with water and electricity currently on site. There have been some nice bucks killed near the property and it connects to more woods in the area for backup. The current CRP income is $5981 this year. In 2018 the total payment will be up to $7764 as 35.93 acres of the CRP is renewing in 2017 for $108.63 per acre. In 2019 the total payment should be approximately $11,756 if the 72.1 acres of the CRP renews at $108.63 per acre which it should. This property is about 45 minutes from Monroe and 2 hours from Alexandria. Asking price is $4000 per acre. Along LA Hwy 500, just east of Georgetown and the Grant Parish line, this 20 acre hunting tract is located in La Salle Parish within a quarter mile of Little River. This small tract is all timber, mostly hardwood with some pine and some cypress sloughs. An old abandoned railroad tram and trestle passes through the property. The tram r/w would be a good spot for a box stand and some creosote lumber may be salvaged from the trestle with a little work. Deer and small game hunting should be good on this tract and there are a couple of cypress sloughs for wood duck hunting. Little River is accessible along the Hwy 500 R/W and has some great fishing. This would be a great tract for someone who may already be hunting in this area in a club or someone just looking for their own hunting property. Asking price is $2250 per acre. For more information or to schedule a showing call Troy Thompson at 318-447-7676 or 318-876-2622. Licensed by the Louisiana Real Estate Commission.

This 99 acre recreational/hunting tract is located just south of Delhi, La. on College Rd. It is conveniently located about 35 minutes from Monroe and about 35 min from Vicksburg, Ms. The tract also features a homesite/campsite with road frontage and access to utilities. Approximately 44 acres of this tract are enrolled in the WRP program. The remaining acreage is unencumbered. The tract consists of mostly hardwood timber with some wet areas throughout and there are plans for NRCS to put in a water control structure along the south end of the property to flood some of the timber and there is a large slough on the north end that has some duck hunting opportunity. There are plenty of spots for deer stands and there was a fair amount of deer sign on the property as some of it is very thick. This property would make a great home place with some hunting opportunity or a great getaway place. Owner Financing is available. Asking price is $200,000. For more information or to schedule a showing call Troy Thompson at 318-447-7676 or Carl Foreman at 318-481-0092 or 318-876-2622. Licensed by the Louisiana Real Estate Commission.

Spring Bayou WMA is nearby via boat or vehicle with approx. 12,000 acres of hunting and fishing. Several other WMA’s and other public land hunting areas are a short drive away. Priced to sell, these lots would make an excellent weekend getaway spot for a camper or could be a place to build a home or camp. Asking price is $14,000 per lot. Owner Financing is available. Marksville is not far away for all your shopping, dining, and entertainment needs. These lots would be a good place to park a camper or mobile home or even build a place to getaway and relax. Less than a mile from Buckeye High School, and just off La. Hwy 1207 in the Buckeye Community, this beautiful 10 acre tract would make an excellent home site. Being off the main highway, it allows kids to have the run of the whole property without their parents worrying about them getting to close to the road. Electricity is on the property and water from Buckeye Water is very close. This property is in the Buckeye School District, which has an excellent reputation. The tract has a fence all the way around it and would also be great for someone who wants some acreage for a few horses or a few head of livestock near their home. A small pond is also on the property. It’s location is great as it is approximately 20 minutes to the Pineville/Alexandria, about 25 minutes to Marksville, and about 50 minutes to Natchez, Miss. The property is only minutes from Dewey Wills WMA for plenty of hunting and fishing opportunity. There are no restrictions on this property. Don’t miss out on this tract of land! Asking price is $66,500 or $6650 an acre. For more information or to schedule a showing, call Troy Thompson at 318-447-7676 or 318-826-2622. Licensed by the Louisiana Real Estate Commission.

Located on Clear Creek Road, just a few miles from Pollock or Ball, this property is secluded but still convenient to the Alexandria/Pineville area and would make a great recreational/hunting tract as it borders Kisatchie National Forest and is very close to Camp Beaureguard WMA and would also be a wonderful home site with acreage too. This tract also has great development potential as it has good access and all utilities available. It currently is mostly in young pine timber, some of which has recently been thinned and is well suited to pine timber production. The property also has the potential to be converted to pasture land as the timber is in a state where it wouldn't take a lot of work to clear it and there is some fencing in place. Also included in the sale, is an older home of approx. 1600 sqft that the sellers are not assigning any value to, that may possibly be used as a camp or removed by the new owner. There is a high line R/W along with a pipeline R/W running through the property that offers some deer stand sites along with areas to plant food plots. Bordering the national forest gives the property a lot of backup habitat for deer and other game and the thick young timber along with a little habitat management such as supplemental feeding and food plots could make this an ideal deer hunting property. The site where the old house is located would make a beautiful home or campsite and deer are frequently seen in the yard. This property has a multitude of potential such as recreational/hunting, home site with acreage, development, timber production, or possibly even pasture land and even though it feels like you are far away from everything when you are on the property, it is just a few miles down the road to all necessities and conveniences of modern life. Asking price is $2700 per acre. For more information or to schedule a showing, contact Troy Thompson at 318-447-7676 or 318-876-2622. Licensed by the Louisiana Real Estate Commission.
